Building Compliance Mechanical Services Specialist

Hello and welcome to our blog on building compliance mechanical services.

We are using this blog to help our clients find some basic information around building compliance focusing on mechanical services. We will gradually go into more technical information, but for now we will start with the basics.

Like cars buildings have an annual warrants of fitness. Under the current Building ACT it is the building owners responsibility to ensure all the systems are compliant and are acting as they should. This is covered under section 108 of the Building ACT and more information can be found on the compliance schedule handbook. Links for the two documents at the end of the text.

The building warrant of fitness is to ensure that the life systems of a building are operating like they should at the time they had been originally consented, installed and commissioned.

This includes the mechanical services which is classified as SS9.

SS9 covers things like a ventilation systems or air conditioning system, spray booth ventilation systems, air handling systems used for air pressure control, water cooling systems with cooling towers, gas boilers, electric heating elements, split air condition systems that introduce fresh air into buildings along with a few other things. We are experts in design, installation and maintaining these systems.

It is important that these systems are maintained to ensure that occupants within the building remain safe with the added benefit of looking after the health of the plant.

We all service our vehicles and these are generally a depreciating asset where as buildings generally are an appreciating asset so why not look after them too.
